Quest Steps
Step 1 - Ues the Kaon Stone to Travel to The Oculus
From Ashby, follow the path the the grounds back towards the entrance. Keep following the path past the entrance, through the undead, past the Necromancy School, through the spiders, the fairies, the Redcaps, the elementals and the trees, until finally the path will end at a flight up steps up to a big glowing blue stone. Can't miss it. Click it and it will port you up to The Oculus.
Step 2 - Kill the Three Headmasters
Clear your way to the front door of The Oculus. Once inside you will see stairs leading up as well as down. For this phase of the quest, down is where you need to head. At the bottom are three doors, each leading to a separate headmaster. Kill them.

Amonir will be behind the first door that you come to. He's not too difficult. Clear or stealth your way to him and take him down.

Elbarion is possibly even easier than AMONIR, as he is guarded only by a dozen or so non-aggro single dot sprites. Possibly the sprites were once aggro and would add to the fight if you ignored them but, at the moment, their only real purpose seems to be decorative.

I have read in other accounts that Morwaen will spawn four 4 dot undead to assist her in the fight. These undead purportedly spawn around where Morwaen waits so if you clear the room then pull her away from her starting position then you can fight her without having to deal with her adds. All I can add to this is that she either no longer spawns these helpers or that if you absolutely destroy her she might never have time to get off whatever ability it is that summons her helpers. She's only 4 dot and can be taken down really, really quickly.
Step 3 - Open the Portal
Now that you have the three pieces of the key, make your way back up the stairs to the middle level and then up the next flight to bring you to the top level of The Oculus. Fight your way to the portal and right-click it to port yourself to Ghaldrid's chambers. NOTE: Only one player at a time can use the portal and it takes 10 seconds or so to use.
Step 4 - Defeat Ghaldrid
Ghaldrid will be waiting for you in a large open room with a spiraling ramp up and platforms above. At the moment, he isn't hostile. Have someone run up and talk to him. He will get angry and summon his pet wyvern for you to pound into a greasy spot. NOTE: See known issues below.

After you've dispatched Steng, speak with Ghaldrid again. After the conversation he will turn aggro and attack. Once you drop him past 50% of his health he will teleport up to the next level of the chamber. Fight your way up the ramp and attack him again. Try to keep away from the edge or his knockback attack could send you down to the floor below and force you to come running back up to rejoin the fight. Again, once he drops below 50% he will teleport up to the next level. Fight your way up and attack him again (check the spoilers page for a "pro-tip" on this stage of the fight). Yes, one more time, he will teleport to the next level once you drop him below 50%. He's at the top now, though, and there's nowhere left to run. Kill him and his two friends to complete the quest.

Step 5 - Speak to Titania
Titania, Ashby's mysterious owner, is standing by watching the final phase of your battle. Once you've dropped Ghaldrid, talk to her to turn in your quest. There are two parts to the turn in. First, for the quest itself. You will be rewarded with the Redcap Brownie listed above in the Quest rewards.
Secondly, she will offer a choice to the character with the pieces of the key. They can turn in the pieces and receive a seemingly random Rare or Heroic item (Soulbound and not necessarily usable by the reciever) or they can keep the pieces in order to come back and amuse themselves in the future by killing Ghaldrid over and over. Should you wish to keep the pieces, I highly recommend that you pick the conversation option that reads along the lines of "I will never associate myself with your evil". There are some things in Vanguard that are unique, once in a lifetime experiences for your character, and the result of choosing this conversation option is definitely one of them!
Quest Notes
Should your party wipe anywhere in the Oculus, your best bet is to rent griffons at Arlinora's Retreat and fly back up. Before the rentable flying mounts were added, a wipe in the Oculus left groups with the only the option of fighting their way back through the entire grounds of the Lyceum in order ot reach the Oculus again. Keep this in mind the next time you hear someone griping about the ability to rent flying mounts.
It is interesting to note that the quest text implies that a little more interactivity was intended for this quest than what actually exists in game. You have a scroll with a keyword that is supposed to be spoken to the minions of one of the Headmasters. You have two earrings that are supposed to protect you from the abilities of another and you have a sickle to be used against the third. None of this is actually required when doing the quest. Hopefully this will be added in one day as it would really add some great character to the quest series and make you feel like all of the work that got you to this point had more meaning than simply a collection of items clogging up your inventory.
